Why Your Building Moves and Why it Has Cracks

When you first put a call in, we will try to work out why the building has moved. Most of the time, it’s nothing to worry about. Typically, it’s one of these:

Somehow, water has got in and caused damage

Ground movement such as subsidence

Poor quality or incorrect use of construction material

Insufficient restraints or ties

We’ll see what the problem is and see what we can do to fix it. It’s likely one of these issues and we will show you a detailed plan to remedy it.

HOW WE GO ABOUT BUILDING REPAIRS

Building repairs are no long as time-consuming or disruptive as they used to be. This is thanks to certain modern technologies employed in building maintenance and repair. Structural repairs are immensely preferable to the householder because it is less disruptive. It’s better for the pocket and the environment, and construction professionals prefer it too. We examine:

Why there is movement or cracks

The building’s function and purpose

Materials used in construction and past repairs

Are repairs even feasible?

We look carefully and diagnose the problem before coming up with a remedy. Subsidence used to traditionally mean underpinning – an expensive and time-consuming task. This is now being phased out in favour of injecting stabilising materials into the ground beneath the building. The next task is to fix the structure’s broken bonds – a common issue that cracks cause.

CORRODED CAVITY WALLS

Sometimes, the ties in the cavity walls corrode. The typical remedy means installing new stainless-steel ties. This helps shore up the structure and deals with the corrosion issue. An alternative remedy is known as crack stitching. This is where we retrofit and grout bars around the crack. This stabilises the masonry but, in some cases, we may have to replace a lintel or strengthen the masonry panels.

HOMEOWNERS IN THE MIDLANDS? NEED STRUCTURAL REPAIR?
